With some up-front planning, purchasing a home isn't very hard, but it still is intimidating for a lot of people. We like to give buyers an outline of the entire deal so they'll understand exactly what they can expect. Here are our nine steps to purchasing a home.

Step 1 – Get ready to purchase
Before you commence your home search, there are many things you should contemplate. When you start your search, you'll probably want to assemble a checklist of items you want, get a feeling for what neighborhoods and school districts you'd like to live in, and begin planning your budget. Ensuring your mortgage payment is less than or close to a third of your monthly income is a good principle to follow.

Step 2 – Get in touch with a real estate agent
This is where we come in. We'd like to book a time to meet with you and communicate with you regarding your real estate needs and get an idea of your upcoming plans. We'll discuss everything from neighborhoods, school districts in the Charlotte area, the mortgage industry, to any other economic factors that could affect your purchase today or in the future.

Step 3 – Start looking
Following our first meeting, we'll begin looking for houses on the market that are great for you. We'll preview many of the houses and eliminate the duds, and then we'll set up appointments to tour the homes when it's convenient for you.

As we view houses, we'll point out positive features and negative ones. we'll also ask you to point out what things you like and don't like. It's widely common for buyers to amend their wish list as we view homes and some features become far more crucial than others. If that happens, we'll look through the listings again and trim it down to the house of your dreams.

Step 4 – Understand the market
Our knowledge of the Charlotte housing market is a valuable benefit in your search. We are conscious of all the school districts and neighborhoods, and we can communicate some neighborhoods are "hot" and require prompt action and the others that are "cool" and allow for more analysis.

When we view houses, we'll be sure to tell you when the asking price has room for bargaining and also when we think the home is "priced to sell." Step 5 – Find your dream home
We're confident we'll find your dream home in the Charlotte area. When we do, we'll carefully develop your real estate purchase offer. The offer will be tailored exactly to your needs, including some contingencies, such as getting financing, finishing the home inspection, and a clean title.

Let REMIS Properties guide you through finding your dream home in Charlotte When sending in your purchase offer, you'll want to submit "earnest money." This is a cash deposit submitted to a seller to secure the offer to purchase the property. The amount is typically applied to the cost of closing. If the seller accepts your offer, we should close within 30 to 60 days after. This allows ample time for your mortgage financing.

Step 6 – Negotiate
Unfortunately most deals don't close on the initial offer. It's pretty common to receive a counter offer. Don't let it alarm you. We'll talk over whether or not to agree to the counter offer, propose our own counter offer, or decline the seller's offer and move on.

How aggressively we negotiate the contract depends on market circumstances. In addition, we'll work within your financing limits. And at the end of the day, we'll create a contract that works well for you.

Step 7 – Obtain financing
Upon completion of the contract, you'll start working with your mortgage lender to close the loan. If you've been pre-qualified, this shouldn't be a long process at all, but you need to stay in close contact with your lender. And we'll manage all the property information your mortgage lender needs to close the loan.>

Step 8 – Close the deal
You'll get a Good Faith Estimate (GFE) of your closing costs from your mortgage lender within three days of accepting your loan application. This estimate is formed from the loan amount. RESPA requirements mandate that it has to contain all closing costs and be within a strict range of accuracy, and we'll review the estimate and let you know if it all looks permissible.

Then we'll close on your house. This will most likely occur at a title company or escrow office and will most often be a smooth and peaceful event.

Step 9 – Move in

Then we'll close on your home. This will most often take place at a real estate attorneys office and should be a smooth and stress-free event.
